使用Google Trends:一些搜索数据应用于房地产的想法

在上篇从迁徙数据的调研,意外发现自己思考的盲区发表后,学堂的同学Emily提供了一个很有趣的想法:如果能提前获得并分析用户搜索的数据,我们就能在许多人口迁入前,率先布局那些房价可能增长的城市。

在加入学堂以来,常常都有意料之外的收获,大家的讨论也经常会出现很不错的思路。

这里介绍一下Google Trends,Google Trends是根据用户搜索的兴趣,在不同时间跟地点给予0-100的评分,其定义如下:
Google Trends

Interest over time

Numbers represent search interest relative to the highest point on the chart for the given region and time. A value of 100 is the peak popularity for the term. A value of 50 means that the term is half as popular. A score of 0 means there was not enough data for this term.
Interest by subregion

See in which location your term was most popular during the specified time frame. Values are calculated on a scale from 0 to 100, where 100 is the location with the most popularity as a fraction of total searches in that location, a value of 50 indicates a location which is half as popular. A value of 0 indicates a location where there was not enough data for this term.
Note: A higher value means a higher proportion of all queries, not a higher absolute query count. So a tiny country where 80% of the queries are for “bananas” will get twice the score of a giant country where only 40% of the queries are for “bananas”.
以下就举几个例子,来看看Google Trends统计用户搜索房地产关键词的各种数据。

在远程投资课里,热烈讨论的五个投资热点,Dallas,Phoenix,Austin,Las Vegas,Orlando,目前谁比较获得青睐呢?从数据上看大家都在伯仲之间,但Dallas在某些时间会出现大量的搜索,也是五个地点里频率最高的。


至于位居哪些地方的人们,对这五个房地产热点感兴趣呢?我们发现Dallas有一大部分人是来自Georgia的人在搜索,Florida和California的居民也跃跃欲试。同时,Califonia的人们对Orlando以外四个城市的搜索都榜上有名,可能是迫于房价压力想迁出加州,也可能是外州房地产的远程投资。

上过找Deal课跟Flipping课的同学都知道,如果屋主急于卖房换取现金,我们就有较高的机率拿到市场价格以下的房子,进行BRRRR或者Fix-and-flip,目前有哪些地区的屋主正在搜索快速卖房呢?

藉由统计"Sell House Fast"的数据,可以发现Tulsa, OK和Charlotte, NC的屋主似乎有迫切卖房的需要,令人惊讶的是New York, NY居然榜上有名,可能是前段时间受疫情影响,导致许多人恐慌性地想要搬离大都会区。



我们再换个搜索来试试,哪里的房东时常面临驱逐租客的困扰呢?
从时间轴来看,”tenant eviction”一直以来都是搜索榜上的嘉宾,也是房东必须考虑的风险。


至于哪些地方常需要逐客令来解决纠纷呢?从搜索数据上看,Oregon跟California的法律都是对租客较为有利,入榜十分合理。反倒是Florida,印象中是房东友好州。不过,搜索如何逐客跟能否成功逐客是两回事,我们也能认为Florida的租客比较常拖欠房租,但最后还是会被房东赶走,这一点也可以请熟悉当地的人来补充。

美国在哪些州当房东更轻松?

另一种解释是COVID-19疫情对观光产业造成冲击,导致在依赖旅游业的州,这些租客失去工作因此拖欠房租。


来看最后一个对搜索数据的分析,哪些地区可能在未来会出现法拍屋的机会?我们假设屋主无力偿还贷款,因此转而寻求mortgage forbearance的援助。

在mortgage forbearance刚推出的时候,的确会引起许多人的好奇心来搜索,因此,我们可能要将三月增高的数据解释为”对mortgage forbearance一词有兴趣”,而不是以”需要mortgage forbearance”一概而论。



至今mortgage forbearance已经推出超过半年,当初因为人们好奇产生的数字,也应该已经被之后真正需要mortgage forbearance的屋主超过。下列这五个城市都是对mortgage forbearance有很高的搜索频率,其中Palm Springs,Honolulu,Las Vegas都是对观光旅游业依赖程度较高的地方,这些居民可能正面临失业而无法缴纳房贷的困境。


以上就是Google Trends数据在房地产的一些应用,但我认为Google Trends跟Redfin或Zillow数据还是有不同之处,因为不一定每一个使用Google搜索的用户,都具备与房地产正相关的意图,譬如在California的某个学生为了写作业,而查找”tenant eviction”一词,贡献了一次搜索次数,所以数据多少会产生偏差,如何解释数据也是端看个人,分析仅供参考。
