- rent will be soften across assets
- WFH is another accelerated trend. 60% of Corp have such option for employees. Worker productivity mostly maintain，output keep up due to 2 more hours of working time not wasted on traffic
- Future hybrid model is corp dependency，not one size fits all
- data centers，industrial，warehouses，Govt offices，suburban offices are in demand by investors
- Urban flight/suburban migration trend will continue until vaccine is developed
