本周10年期国债成功突破0.80阻力位,一路上扬,周五达到0.84,是6月初之后的最高点,延续了最近几周的涨势,值得注意的是,银行向借款人提供的利率并没有显著上调,只比上周稍有增长,周五30年MDN平均利率为3.04%,比上周小涨0.03%。

2)贷款知识
今天和大家分享Mortgage批贷过程中一个至关重要的指标DTI对于rental income如何计算。房地产投资者通常会持有一定数量的投资房,这些房产在帮助房主获得租金收入之外也代表着房主承担一定的liability,包括地税、贷款月供、HOA和屋主保险等。那么如何计算net rental income就成为计算DTI一个非常重要也比较复杂的问题。

今天我以Agency loan的underwriting guideline为例,给大家示范:

计算方法是:
(item21【现金流】 + item9【上年保费】 + item 12 【上年利息】+ item16【上年地税】 + item 18【上年折旧】)/12 - PITIA(current)
PITIA为申请贷款时该投资房产的月供(本金+利息),地税,保险(包含贷款保险)和物业管理费HOA。


*如果SCH E里列有HOA(通常列在item11或者item 19附statement),也可以加回。

3)个人建议
离大选还有10天左右的时间,在此之前大选结果的预期是市场最为敏感的指标,选举结果会对未来房贷市场产生不一样的影响:
*如果总统选举民主党获胜,则有较大概率民主党同时掌控参众两院,市场对于经济刺激政策的预期会调高,刺激股市上涨,利率也随之上涨。
*如果总统选举共和党获胜,则有较大概率成为一个“跛脚鸭”政府,新一期刺激政策需双方协商,总体规模会降低,市场利率上涨的动力较弱。

因为政治上的不确定性,且近期10年期国债进入上涨通道,建议借款人抓住利率还没有及时跟进的窗口期提交申请并尽快锁定利率,规避利率变动风险。

另外,主住宅cash out利率仍然很有竞争力,建议关注。
